In a transaction covered by the Philadelphia Business Journal (“Developer buys Fishtown post office for redevelopment”), MPN has closed the $4.3 million sale of 1602-12 Frankford Avenue.
Representing both the seller and the buyer, MPN directed the transfer of this 12,000-square-foot corner parcel from six decades of single-family ownership to JSC Real Estate and its New York investment partner.
On the sell side, Josh Nadel advised the Ricciardi family in capitalizing on decades of property appreciation. On the buy side, Veronica Blum brought JSC Real Estate to the table, securing one of the final premier development sites in the heart of Fishtown.
Unlocking Value on Frankford Avenue
MPN’s dual representation leveraged the site’s distinct position at the corner of Frankford and East Columbia avenues, set between local dining staples Kalaya and Suraya. Constructed by Ricciardi Construction Co., the 7,000-square-foot facility has long operated as a U.S. Post Office under a lease running through July 31, 2027.
Recognizing the strategic flexibility of the CMX-2 zoning, MPN structured a transaction aligned with the corridor’s direction, which continues to attract prominent regional and national brands.
Strategic Portfolio Expansion for JSC Real Estate
MPN’s buy-side work enabled JSC Real Estate, led by President Jordan Claffey, to extend its reach on the avenue. The acquisition brings JSC’s corridor holdings to 19 properties, joining nearby parcels across the street at 1601 and 1603 Frankford and just north at 1700 and 1704 Frankford.
The acquisition puts the buyer right next to incoming neighborhood density, including the 40-unit residential build at 1716 Frankford Avenue featuring a small-format Whole Foods Market.
Impact Across Fishtown and the Broader Philadelphia Market
Beyond the individual transaction, the deal mirrors several key movements taking shape across Greater Philadelphia’s commercial real estate sector:
- Corridor Consolidation: The pairing of local development teams with outside capital points to persistent institutional interest in Philadelphia’s core submarkets. With open infill space increasingly scarce along top commercial strips, groups are targeting long-held owner-user properties to build meaningful scale.
- Evolution of Mixed-Use Space: Shifting a single-story civic building toward a future multi-story mixed-use footprint reflects the physical transformation underway across North Philadelphia. Core retail districts rely more heavily on dense residential bases to drive foot traffic and anchor surrounding commercial tenants.
- The Long-Term Capital Cycle: Outgoing property owners are unlocking historic built-up equity at strong corridor valuations, clearing the way for active operators to navigate current entitlement and development cycles.
Bringing the Deal Together
While project details will unfold closer to the postal lease expiration, the transaction highlights MPN’s ability to navigate multi-sided, highly technical real estate agreements. Whether helping founding families transition legacy real estate assets or clearing the path for developers assembling corridor scale, our team remains on the front lines of Philadelphia’s commercial growth.
