South Philadelphia strip club building sells, buyer plans new use.
MPN Realty brokers Ken Mallin and Roman Melnyk represented the seller in the $2.3 million sale of Show & Tel, a 32,310 square foot property in South Philadelphia. The building, which had operated as a strip club for more than three decades, was sold on behalf of owner Ray Miles after the business closed earlier this year. The transaction equated to approximately $71 per square foot.
The three-story structure, built in 1930 and located in an I-2 industrial zoning district permitting light and moderate industrial uses, including manufacturing, processing, and distribution, offers features that are increasingly attractive to users in today’s market, including five loading garage doors and 124 feet of frontage along Columbus Boulevard. The buyer, who owns multiple businesses along Washington Avenue, plans to repurpose the property for storage and office use, reinforcing demand for adaptable industrial assets in South Philadelphia.
The sale also reflects broader commercial real estate momentum along Columbus Boulevard, a corridor that continues to transition into a retail and development hub. Nearby national retailers include Target, Walmart, and Home Depot, along with the Giant Food Store. Additional large-scale development plans in the vicinity, including a proposed residential tower by Brevet Capital, further underscore the area’s ongoing transformation and highlight the strategic importance of industrial and mixed-use properties along this corridor.
